I'm about to start designing a new site, which will be rather graphically heavy. And as 90% of the page wont be changing I'm looking into a way of reducing the loading time.

I know what I want the site to look like and thought that framesets would be the best way to go with it. But now I'm not so sure. There needs to be a header, footer, a left navigation bar, a middle panel and a right navigation panel.

Any idea's about an alternative way of building this site without the use for framesets as I feel they're quite a dated technique and have alot of drawbacks that I'd like to avoid.
