I can't see most of those forums being particularly fruitful in terms of increasing your serps position as few, if any, are likely to carry any weight for mortgage related searches.
I thought the key was to get your site linked from other, well ranked and importantly related sites, not just throw your link at any unrelated site which will accept it.
It'll be understandable if Google and others don't put much weight into the fact that a number of sites about web design think your mortgage site is of value and yet no sites dealing with mortgages or finances do.
